What Is Mold and How Does It Affect Your Home?

Mold is a naturally occurring part of the environment. Outdoors, it plays a vital role in breaking down dead organic material, helping to maintain a balanced ecosystem.

Indoors, however, mold can pose serious health risks, ranging from allergic reactions to respiratory issues. It can also lead to the deterioration and destruction of building materials.

How healthy is the air in your home?

There are thousands of mold species in the environment, but none can grow without moisture. Mold reproduces by creating microscopic spores that become airborne and enter the body through inhalation or ingestion.

If these spores come into contact with damp building materials or interior surfaces—such as carpeting or furniture—they can begin to grow and multiply, releasing even more spores into the air we breathe.

Why Is a Mold Inspection Important for Your Home?

Mold inspections for residential and commercial properties have become increasingly common to protect both occupants' health and property value. Inspections are often requested after water damage, when inhabitants have health concerns, or during real estate transactions.

According to the United States Environmental Protection Agency (EPA), mold can produce allergens, irritants, and potentially toxic substances called mycotoxins. The EPA also warns that mold exposure can trigger asthma attacks. The Asthma and Allergy Foundation of America (AAFA) reports that over 20 million Americans are affected by asthma.

A properly conducted mold inspection helps safeguard both people and property.

What can I expect from a Mold Inspection?

  • Visual Inspection of the Property - Our State of Florida-licensed and NORMI™-certified Mold Assessor will look for signs of current or past water intrusion, as moisture is necessary for mold growth.
  • Thermal Imaging Camera - Helps detect temperature changes that may indicate hidden areas of water intrusion.
  • Moisture Readings - A handheld diagnostic instrument measures the moisture content of various surfaces and building materials.
  • Airborne Particle Counts - Determines the concentration of small and large air particles.
  • Temperature and Relative Humidity Readings - Elevated levels can contribute to mold formation.
  • Mold Testing - Air and surface samples are collected and sent to an independent, certified laboratory for analysis.*
    • Air Samples - Analyze current mold species and spore levels.
    • Surface Samples - Collected via tape lifts or swabs from surface of materials with a mold-like appearance, identifying species and concentration if present.
  • Mold Inspection Report - Once the inspection is complete and laboratory results are received, we provide a comprehensive report with recommendations.
  • Normal Test Findings - If mold levels are within a normal range, the report will include helpful tips to improve Indoor Air Quality (IAQ).

* All air and surface samples are processed by EMSL Analytical, Inc., (EMSL) is a nationwide, full service, AIHA accredited Environmental Microbiology analytical testing laboratory that provides unbiased and scientifically valid results.
