Mold Testing

Mold Testing

ESG Mold Specialists have been leaders in mold and indoor air quality (IAQ) testing since 2002. Mold testing is a key component of an IAQ inspection, helping determine not only if testing is necessary but also the most appropriate methods to use.

Since 2010, the Florida Department of Business and Professional Regulation (DBPR) has required a Mold Assessor license to perform mold testing. You can verify a license online at MyFloridaLicense.com.

Why Mold Testing Matters

A thorough IAQ inspection includes moisture measurements using infrared cameras and moisture meters. Mold requires moisture to thrive, often signaling an underlying moisture issue within the property. Identifying and addressing the source of moisture is critical to preventing mold growth and maintaining indoor air quality.

Methods of Mold Testing

  • Air-O-Cell Sampling (Spore Traps) - Ideal for initial assessments, especially when mold is not visibly present. This method uses a small pump to collect airborne particles, capturing mold spores, pollen, dust, fibers, and other particulates for analysis. Each site sample is collected over a five-minute period.
  • Surface Sampling - Tape lifts or swabs are used to collect samples from surfaces with visible mold-like growth. This method helps identify the specific mold species and concentration.

Reliable Laboratory Analysis

All collected samples are analyzed by EMSL Analytical, Inc., a nationally recognized laboratory specializing in environmental testing since 1981. EMSL employs Ph.D. microbiologists and mycologists, ensuring high-quality, accurate results.

Understanding Your Results

Mold test results are only one piece of a complete IAQ assessment. Factors such as humidity levels, moisture readings, and visual inspections play a crucial role in interpreting the findings. A licensed and certified mold assessor should always evaluate the results to provide accurate recommendations.

Next Steps

Indoor mold growth is widely recognized as a health and structural concern. If mold is detected, removal or remediation should be conducted by a licensed and certified mold remediator to ensure a safe and effective resolution.
